Before we discuss plant selection or hardscape materials, we assess drainage patterns, soil conditions, slope stability, frost depth, and the structural loads that hardscape elements will bear. A beautiful design built on inadequate engineering is a temporary installation—in the Tahoe Basin, freeze-thaw cycling, heavy snowpack, and snowmelt flow will expose every structural shortcut within 2–5 years. We engineer for decades, not seasons.
We design TRPA compliance into every project from the initial concept stage. We calculate land coverage impacts, identify BMP requirements for the site, and flag permit requirements before any work begins. Retrofitting TRPA compliance after a design is complete is expensive and often requires significant redesign. Designing with compliance as a constraint from the start produces better projects at lower total cost.
Every material we specify for Lake Tahoe projects is selected based on performance at altitude, not based on cost alone. Our standard specifications:
Pavers and hardscape: Belgard concrete pavers and natural Sierra Nevada granite for paved surfaces, walks, and steps. Class II compacted base minimum 8 inches for pedestrian applications, 10+ inches for vehicle applications.
Retaining structures: Belgard segmental retaining wall systems for walls under 4 feet, engineered walls for taller applications. Drainage system required on all walls regardless of height.
Irrigation: Rainbird and Toro smart controllers, pressure-compensating drip emitters for planting areas, spring blow-out winterization with compressed air.
Lighting: FX Luminaire copper and brass fixtures with tempered glass lenses, 12V LED throughout, warm white (2700K–3000K) color temperature specification.

Initial consultation: We conduct an on-site consultation to understand your goals, assess site conditions, review TRPA coverage and permit status, and discuss project scope and budget range. There is no charge for the initial consultation.
Design and proposal: We develop a conceptual design that addresses your goals within applicable regulatory constraints. The design includes a materials specification, plant list, and preliminary cost estimate. Detailed construction documents are developed after design approval.
Permitting: We prepare and submit TRPA permit applications, HOA ARC submittals, and Washoe County permit applications as required for the project scope. We manage the permitting process and communicate status to you.
Construction: Our crews have multi-year experience with alpine construction conditions. We manage material scheduling to minimize site storage time in winter months and coordinate with other trades (electrical, plumbing) when required.
Ongoing maintenance: We offer seasonal maintenance programs covering spring startup, summer maintenance, fall preparation, and winter services. Long-term relationships with our clients allow us to maintain the investment we built together over the years.
